Thomas Capital specializes in adding value to land intended for development by navigating the project through the increasingly complex land entitlement process that exists in the Western United States urban core markets, and other environmentally sensitive jurisdictions.  We do this by identifying market opportunities and holding development opportunities for as long as market conditions require before selling at a favorable price to buyers who will further develop or build on the property.

TCI's unique strategy to work through the entitlement process allows us to assess, and ultimately enhance, land value by accurately forecasting when the builder should begin building.  TCI provides all land use entitlements for prospective builders, while also working closely with builders who prefer to purchase fully entitled land.  A constant effort to minimize entitlement risk is one of TCI's key land development strategies.  Our ability to deliver fully entitled land enhances the value of our services while also increasing value to investors and end users.
